Identify the property and the request
For a first inquiry to SAS Title, provide the property address and county if known. Explain whether you are arranging a purchase or refinance and which services you need. The team can then discuss the scope and any additional information required.
Understand search and examination
Search work gathers relevant records. Examination reviews the findings and their significance for the proposed transaction. Recorded mortgages, liens or other interests may call for further attention. The records and work needed depend on the property and the agreed scope.
A title search is not a physical inspection of a building and is not itself an insurance policy. Title search and title insurance are related services with different purposes.
Ask about the findings and next steps
Use the discussion with your title team and transaction attorney to understand what still needs attention. Useful questions include:
- What work is included in this request?
- Are additional records or information needed?
- What matters need attention before the transaction can proceed?
- Who should coordinate each next step?
- When should we check the status again?
Discuss insurance separately
SAS Title offers owner’s and lender’s title insurance as an agency. Ask about the policy relevant to your transaction and review its terms and exceptions. A search does not mean that every possible title issue is covered by insurance.
This guide is a general introduction, not legal advice or a description of coverage for a particular property. Your transaction attorney and title team can address the details of your situation.
